The Preiss Company takes great pride in its communities. Each of our properties' staff are available for your student 24/7/365 and are just a phone call away. Our company specializes in student housing and trains our staff on how to effectively and properly respond to any situation that may arise. Our local property managers are supported by leasing, business, and maintenance personnel along with our professionally trained student staff. Many of our offices and staff are on-site and we have expert maintenance ready to assist your student with anything we can!
Yes! GrandMarc at University Village is a fully-furnished community. The days of hauling your furniture up to your apartment are long gone! Each bedroom will be furnished with a full-sized bed (or twin depending on occupancy), end table, desk and chair and wardrobe with drawers. The living area comes with comfy couches (studios have 1 couch), dining table & chairs, a coffee table, end table and TV stand.
With Individual Leases, YOU are only responsible for YOUR (or your student's) rent. You aren’t liable for your roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate transfers, graduates, or fails to pay his/her rent, it does not affect you or your lease. College students have enough to worry about. An individual lease is one less thing!

In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage. EPremium Insurance has agreed to provide a comprehensive policy to residents at our communities at a preferred group rate! We understand that sometimes you just need to be matched with someone you’re compatible to live with. You won't have to worry about finding a roommate online or flyering the entire campus, we'll do the work for you and all you have to do is simply fill out a questionnaire!
We are super close to campus, right across from University Village! This gives you super easy access to restaurants that include (but are not limited to!) Poke Bowl, Frice, 7 eleven, Flame Broiler, Rubios, Del Taco, Denny's & Holy Crab!
All of our residents and their guarantors have access to their property's online resident portal, helping you and them keep up to date with their life here in Riverside! You or your student can pay rent online via checking or savings account, set up automatic monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!
Our leases are "term leases" which means that there is a set amount for occupying your room between specific dates. Your monthly payment is an installment that is broken down into equal monthly installments with the first being due on September 1st. Most leases are 12-month terms, however we sometimes have short-term leases available. You are welcome to pay your monthly installments in advance as long as you keep your account current and in good standing. Unfortunately we do not offer discounts for prepaid rental installments at this time.

The term "Waitlist" simply means that you have not yet been assigned a specific unit at GrandMarc. Once your room placement is finalized you will be provided a new first page to your lease that will have the specific apartment number and bedroom letter in place of the "waitlist."

Yes. All residents are required to have student status and be enrolled in a degree program.
Typically not...but with us it can! GrandMarc has partnered with the RentPlus; a program to allow for on-time rent payments to reflect positively on your credit report. With the hustle and bustle of balancing classes and a healthy social life, we know that most college students don't even think about building their credit history until after graduation when it's time to start taking big life steps. RentPlus offers a way for busy students like you to get a head start! When you enroll in RentPlus, your on-time monthly rent payments will be reported to all 3 major credit bureaus (on-time payments are anything within 30 days of the due date).
